240GB will run out pretty fast, I would recommend adding an hdd for mass storage. Also, get a better case with more air flow.

Here's my take on your build and it's only about $50-60 more dollars and gives you much better cooling and storage. Otherwise that looks like a pretty solid build. (note I reduced your ssd to a 120gig to keep the price close) https://pcpartpicker.com/list/rhs2hq

I'd have to do my own research but is it possible to achieve the 144Hz with a locked Coffee Lake CPU?
